Job Summary/Basic Function:
GENERAL DESCRIPTION:
The Facility Maintenance Technician is an integral specialty within the Facilities Maintenance department. The candidate must possess multi-craft skills in the field of facility maintenance. This includes general knowledge of Heating Ventilation & Air Conditioning (HVAC), Electrical, Carpentry and Plumbing. Work may consist of variable shifts and occasional overtime. Work may involve exposure to inclement outdoor weather. Candidate must follow all departmental safety rules and regulations. He/she may be required to work independently with little direct supervision. They will be expected to respond to after-hours calls, eliminating emergency trouble calls when possible, and coordinating with trade supervisors on any technical problems beyond their scope. Candidate may be required to work flexible hours and perform other duties as required. These technicians work under the direct supervision of the Utility Manager or the assigned specified trade supervisor, in the Facilities Maintenance department.

DUTIES AND RESPONSIBILITIES:
The successful candidate will have a diverse skill set, with general proficiencies in the HVAC, Electrical, Carpentry and Plumbing skill sets. More specific essential duties and responsibilities include:

  • Repairing plumbing systems, to include replacing or installing plumbing fixtures, isolating and repairing emergency water, sewer or gas leaks.
  • Repair and replace and/or isolate faulty electrical switches, fuses, light fixtures, bulbs and wall sockets. Troubleshoot electrically powered equipment/appliances such as ceiling & exhaust fans
  • Repair damaged drywall, locksets, windows, doors and paint interior/exterior walls as required. Perform other carpentry duties as assigned.
  • Provide general HVAC maintenance to air handling units, such as replacing belts and filters. Troubleshoot, repair and/or isolate faulty HVAC equipment for repairs beyond scope of technician.
  • Reset fire/security alarms; monitor and reset gas-fired boilers and chillers as required
  • Assist craftsmen of various trades in performing specified repairs or maintenance as required
  • Perform all other assigned duties as required


    Minimum Qualifications:
    QUALIFICATIONS:
    Education/Experience:
    An Associates Degree or completion of a formal technical training program within the field of HVAC, electrical, plumbing or carpentry related field is preferred. The combination of formal education and at least 3-years of related experience may be accepted in lieu of a certified degree. A valid Texas drivers license is required.

    Manual/Physical:
    Tasks require the regular and, at times, sustained performance of moderately physically demanding work. Some combination of climbing and balancing, to include climbing ladders, stooping, kneeling, crawling, working at heights and working in confined spaces. May involve the lifting of moderately heavy objects, up to 45 pounds on an occasional basis. Requires a full range of physical motion to operate manual and electrically-powered tools.

    Communication:
    Ability to listen, communicate and understand directions, information and ideas presented verbally and in writing. Develop and maintain cooperative and professional relationships with fellow employees and customers. Uses logic and reasoning to analyze, evaluate and exercise good judgment to make appropriate decisions.

    Environmental:
    Performance of essential functions may require exposure to adverse environmental conditions, such as dirt, dust, pollen, odors, wetness, humidity, weather, fumes, temperature and noise extremes, hazardous materials, machinery, vibrations, traffic hazards, or toxic agents.
