Maintainer I, Facilities Operations (2 positions available)

Grade 10, AFSCME Unit Position

Work schedule: Monday through Friday, 3:30PM - 11:30PM (second shift)

Work location: Danvers campus

SALARY: $1,974.30 bi-weekly ($51,331.80 annually). Effective 7/1/2025 bi-weekly salary will increase to $2,011.78 ($52,306.28 annually). An appointment made from outside the bargaining unit (AFSCME) must start at step #7 of the range. Salary increases annually with step increase and cost-of-living increases as defined in the AFSCME contract.

Note: Starting salary includes the $1.25 per hour shift differential as defined by the AFSMCE contract.

GENERAL STATEMENT OF DUTIES: Performs general janitorial and custodial work in connection with the cleaning and maintenance of all College buildings, grounds, parking lots and performs other related duties as assigned.

DUTIES AND RESPONSIBILITIES:
  1. Perform cleaning and beautification of facilities including but not limited to classrooms, labs, offices, gyms, cafeterias, hallways, entrances, restrooms. etc.
  2. Perform cleaning of surfaces including but not limited to floors, walls, ceilings, windows, doors, furniture, toilets, lavatories and fixtures by washing, sweeping, polishing, dusting or vacuum cleaning.
  3. Empty and clean waste barrels, garbage cans and other waste receptacles.
  4. Clean, burnish, polish, buff, strip and refinish floors using manual, mechanical and self-driven equipment.
  5. Shovel snow using snow shovels, brooms, snow blowers, sweepers and other equipment and apply sand, salt or ice melt to roadways, walkways, roofs, etc.
  6. Change light bulbs, clean vents and ceiling tiles, exposed pipes, ledges, window treatments, etc.
  7. Perform manual labor such as unpacking materials and equipment. Assist in taking inventories, re-stocking depleted supplies. Cleaning and organizing janitorial and supply closets.
  8. Perform routine manual tasks involved with the maintenance or beatification of campus grounds; moving and setting up furniture.
  9. Maintain carpets including vacuuming, shampooing, extracting and spot cleaning.
  10. Operate, clean, and refuel motor vehicles.
  11. This position is designated in the role of an essential employee. In the event campuses are closed due to adverse weather conditions, designated essential personnel shall be required for work during the duration of the cancellation.
  12. Performs other related duties as needed.

Job Requirements:
  • Ability to follow oral and written instructions (i.e. interprets work orders and diagrams, keep simple records such as logs and inventory counts.)
  • Knowledge of materials, equipment and methods commonly used in housekeeping, cleaning operation.
  • Ability to understand and apply the laws, rules, regulations, policies, procedures, specifications, standards and guidelines concerning assigned unit activities.
  • Ability to do general repairs of a simple nature.
  • Ability to lift and carry heavy objects.
  • Physical stamina and endurance.
  • Ability to stand or walk for prolonged periods of time.
  • Ability to climb and work on ladders and scaffolds.
  • Ability to work in all types of weather.
  • Ability to work varied shifts, weekends, holidays, days or nights.
  • Ability to be exposed to the hazards of wet and slippery floors.
  • Ability to be exposed to hazards of chemicals, toxic and nontoxic fumes, dust, excessive heat, and high noise levels.
  • Ability to operate a motor vehicle.
  • Candidates will be required to have a Massachusetts class "D" or greater motor vehicle operator's license or out-of-state equivalent. You must present a copy of your driving history record from the Massachusetts Registry of Motor Vehicles.
  • Ability to pass a pre-placement physical, and drug test
  • Ability to establish and maintain harmonious working relationships and deal tactfully with general public.
  • Successful experience interacting with culturally diverse populations.
  • Candidates will be required to pass a CORI/SORI and/or a National background check as a condition of employment.
