Position Summary:
The primary location of this position is on-site in Cullowhee, NC. This position is designated as being exempt from the State of North Carolina Human Resources Act (EHRA).

This position coordinates facility renovation projects across Western Carolina Universitys campus, operating with significant independence on projects assigned by the Work Control Supervisor.

Drawing on working knowledge of construction trades, building materials, structural components, and electrical and mechanical systems, the incumbent meets with department heads and deans to assess space needs and determine optimal configurations, develops accurate cost estimates, prepares bid specifications, and manages the full contractor solicitation and coordination process through final payment approval.

The position also plans, sketches, and estimates in-house Facilities Management projects - such as sidewalk installations, electronic classroom construction, and area lighting - preparing associated purchase requisitions and coordinating priorities and schedules with the Work Control Supervisor.

Familiarity with North Carolina State Building Codes, ADA compliance requirements, Life/Safety Codes, and the National Electrical Code ensures that renovation plans meet all applicable regulatory and safety standards. The position must also communicate effectively with building occupants to determine needs, explain structural and systems constraints, and review completed trade work for quality.

Required Knowledge, Skills, and Abilities:
  • Working knowledge of construction trades, building materials, structural systems, and applicable codes (NC Building Code, ADA, Life/Safety, NEC)
  • Proficiency in Adobe software and standard office applications including spreadsheet and report generation tools, with ability to perform basic survey (transit) work
  • Ability to independently prepare accurate cost estimates and bid specifications for building renovation projects
  • Strong communication skills with the ability to assess space needs, explain technical constraints to non-technical stakeholders, and coordinate effectively with campus departments and private contractors
  • Ability to review completed trade work for quality, accuracy, and compliance with applicable specifications and codes

Knowledge, Skills, and Abilities Required for this position:
Minimum Qualifications:
  • Interested candidates must be legally authorized to work in the United States without the need for employment sponsorship or any other immigration-related assistance.
  • Associates degree in construction technology, engineering technology, architecture, or related discipline; or an equivalent combination of training and experience. Valid North Carolina drivers license required. All degrees must be received from appropriately accredited institutions.

Preferred Qualifications:
  • Familiarity with North Carolina State Building Codes, Federal and State ADA compliance requirements, Life/Safety Codes, and the National Electrical Code. Knowledge of available building materials, construction methods, and the structural, electrical, and mechanical systems of buildings. Experience with facility renovation planning and cost estimation in a higher education or institutional setting.
